REPRESENTATIVE PROJECTS BY THE AMERICEC TEAM Central Prison – Muscat, Sultanate of Oman AMERICEC managed and coordinated the design of the Sultanate of Oman Central Prison project, which was undertaken by K&A (AMERICEC’s sister company) with support from our affiliate DMJM/H&N. Joe Ounanian, AMERICEC’s senior architect, was the project director. The project took into consideration the prevailing prison conditions in Oman, the socio-economic developments, the prevailing traditions, as well as the technical capabilities of the country. The prison, which will be administered by the Royal Omani Police, will be the most modern in the area in many aspects. In Oman, the Directorate General of Prisons adopts the rehabilitative approach, whereby the purpose of imprisonment is not punishment as much as it is to rehabilitate and reform. Education and vocational training are implemented, and work opportunities are allowed for those prisoners able to work, where they will be paid for their employment. In addition to providing different services for the inmates, including health, cultural, sport, educational and religious services, the Directorate General holds annual exhibitions of different items and products made by the prisoners and for their benefit. The project consists of 35 buildings that comprise the housing quarters for inmates, administration buildings, guards’ quarters, as well as a fully equipped medical center. The housing units allow the inmates all necessary in-door and outdoor functions, made easy through a design that is inspired from an oriental style. With a built-up area of approximately 85,000 m2, the prison building services will all be computerized. The security controls will be through the use of electronic systems, allowing quick and easy access to all sections of the prison, cutting down on the number of control points, and accordingly lessening the number of security staff. Designed for 3,000 inmates (female, male and juvenile) and a possible addition for another 1,000 inmates, the prison allows for proper classification of the inmates according to their crimes, and allows the administration the freedom to define the respective category of security and the type of cells. As Oman has a very low crime rate, the “category A” units, dedicated for criminals and prisoners needing utmost security, will be minimal. The project’s construction cost is estimated at about $ 75 million. Majaz Island, Sharjah Marina Club and Resort – Sharjah Tourism Authority, Sharjah, UAE AMERICEC participated in the preparation of multiple development alternatives and configuration studies, conceptual plans and designs/layouts, alternative master plans, and preliminary designs and cost estimates for the Majaz Island hotel, resort, and marina facilities supporting an international Formula-One boat-racing complex. The planning program comprised a 300-room hotel, a 1,500-person ballroom, a commercial area, a grandstand and clubhouse, swimming facilities and chalet/cabana units, a 150-boat berthing marina and “pit” facilities, chandler facilities, four tennis courts, children’s play areas, support buildings/concessions/restroom facilities, trail systems and walkways, two bridges, and 250-car parking facilities. Overall site grading and landscape development studies, layouts, and conceptual designs were also performed along with conceptual designs of site water features. AMERICEC performed the work jointly with K&A, our affiliate in Sharjah. Ras Al Khaimah International Airport – Department of Civil Aviation, Ras Al Khaimah, UAE AMERICEC participated in the extended development planning for Ras Al Khaimah International Airport, UAE. The work involved pre-planning reviews, an assessment and documentation of existing conditions, an evaluation of potential opportunities and constraints, the preparation of a detailed work program, and the preparation of various planning studies, evaluations, and conceptual layouts and plans. Specific assignments included the assessment of the potential for a Free Zone within the Airport limits, the determination of site requirements and location for such a Zone, and the preparation of conceptual development plans and alternatives for the Zone. Moreover, studies were undertaken to identify and evaluate proposed potential sites for the development of a hotel and a commercial area with the Airport limits. AMERICEC then prepared an overall conceptual site development master plan and a conceptual landscape master plan. AMERICEC performed the work jointly with K&A, our affiliate in Sharjah. Ras Az Zawr – Saudi Aramco This project consisted of the preparation of a masterplan for an industrial complex at Ras Az-Zawr. The scope of work included data collection and analysis, site visits, coordination with concerned agencies, engineering studies, development of utility plans, implementation phasing, cost estimates, and materplan report. Autodrome Residential and Commercial Development – Jebel Ali, UAE AMERICEC’s planners prepared two complete design packages including program, masterplan, sections, elevations, 3-D renderings, grading plans, and unit layouts for a major residential and commercial development within Autodrome, a proposed Formula One racetrack. The residential component consisted of 2000 units located within a commercial village. Marjan Island – Ras Al Khaimah, UAE AMERICEC participated in the preparation of a detailed master plan for the Marjan Island, a major fill island extending into the Persian Gulf, with a large man-made lagoon. The island is to comprise 10 major hotel sites, 50 large villa sites, a water park, a marina, a shopping village, and several parks. Prior to the development of the detailed master plan, a preliminary concept plan was prepared for review by hydrologists and their input was incorporated in the detailed master plan. AMERICEC performed the work jointly with K&A, our affiliate in Sharjah. Madinat Badr Redevelopment Housing – Dubai, UAE AMERICEC’s planners prepared a design package consisting of a detailed program, masterplan, 3-D renderings, sections, elevations, unit layouts, roads and infrastructure plans, and cost estimates for Madinat Badr, a major redevelopment to include 1200 multi-unit apartments and 400 townhouses with several schools and limited commercial developments. Al Hamra Fort Resort – Ras Al Khaimah, UAE AMERICEC’s planners prepared a masterplan for overall resort redevelopment including road and infrastructure plans, lotting plans for housing and hotel sites, illustrative site plans, design guidelines, and cost estimates for Al Hamra Fort Resort, a major development on the Persian Gulf 100 miles north of Dubai. The resort consists of a large man-made lagoon connected to the Gulf, a man-made island with two hotel sites, an 18 hole golf course, 300 single family villa sites, 400 condominiums and multi-unit housings, two shopping villages, a restaurant, two marinas, roads and infrastructure, and limited commercial development. |
